BUYER PROGRAM
Inman News reports "About 50 percent of the buyers of new-construction properties are not represented by a real estate agent. Even when they are not represented by an agent, buyers typically pay the same price for a new property as a buyer who has an agent representing them. " Inman News, July 8, 2005.
I can represent you and you can receive part of the commission I earn.
Today's buyers are Internet savvy and usually have done a lot of homework. I will reward you for your effort! Depending on how prepared you are, (already qualified for a loan, know the area you want to live in, and the style of home you want) I will credit part of the commission to you. Already found the home you want to buy? If I can represent you in the transaction and earn a commission, you receive the credit! Remember, the commission is normally paid by the seller and representation costs you nothing. In fact, now you get money back! Even if you can't or don't want to do the preparation and legwork and need my full research and home showing services, I will still credit you with part of the commission.
I can help you in doing the legwork. There is access to the Aiken MLS through my site or you can use Realtor.com. But, they don't give you addresses. You can call or email me with the MLS numbers and I can give you the complete addresses, even email you a map to the address and you can drive by and check out the home and the neighborhood. You can also give me the criteria of the home you would like to have and I can send you any listings that match. I also can send you new listings the minute they come on the market. If you can narrow down the homes that you want to see to 3 and we can do that in one trip, you will receive the full credit.
Save even more if you are buying and selling a home in this area and I represent you with both transactions! I can assist you throughout the entire CSRA, am licensed in South Carolina and Georgia and members of all Multiple Listing Services in the area.

Whether a first time home buyer or a seasoned veteran, I will make sure you understand and are comfortable with the process of buying a home in our area. I will handle completion of the contract and any necessary addendums, contract negotiations, provide a list of lenders, home inspectors, closing attorneys and any other service you need to complete the process. I coordinate and negotiate home inspection issues, resolve pre-closing issues, attend settlement and help you with any issue that arises and help by reminding you of certain tasks that should be performed along the way to ensure a smooth process.
IMPORTANT
If you are beginning to look for a home whether it be new construction or resale, you will need to consult with me before visiting the model home or attending open houses to ensure I earn a commission and thus can give you the credit. Most builders will not pay a commission to a buyer's agent that did not accompany the buyer on the first visit to the new home community or in some cases, I can call and register you in advance. I can only rebate part of the commission to you if I earn one. Be assured that the price of the home to you is the same whether you have representation or not. Remember that the on site agent represents the builder and is obligated to look out only for the builder's interest. Sure, they are required to treat all parties fairly but they have a fiduciary responsibility to the builder. I may know about special programs they are offering such as paying some closing costs and will assure that you receive them.
For example: I recently had an out of town client who wanted to purchase a particular new home. I happened to see the agent's ad in the newspaper stating that the prices were reduced. Looking at the MLS, the prices had not changed since listed about 6 months ago. So, I called the agent and asked her about the reduced prices. She said yes, the builder would take 2 percent off the sales price but were not putting that in the MLS. I just saved that buyer over $4500.00!
So, with me representing you, you have me looking out for your interests and you receive a credit for part of the commission I earn.
In order to be eligible for these credits, you will be required to sign an exclusive Buyer’s Agency Agreement with me and not have signed one with another agent in this area that is for the time frame we are working in. This is the same Buyer’s Agency Agreement that any agent would require you to sign in order for you to receive representation. I will discuss with you at our first meeting how much you can receive.
If you are getting a mortgage, the credit must be acceptable to your lender, and it will be disclosed on your settlement statement (HUD-1). Use this credit any way you like that meets these criteria. For example: pay closing costs, buy new appliances or furniture, use it to improve the home, take a vacation, reduce your mortgage or have it paid to your favorite charity. It's your responsibility to choose a lender and a loan program that will allow the rebate and for it to be disclosed on the HUD-1. I can provide a list of lenders to consider, but always ask them up front if the program they are considering for you allows the credit.
