WHY YOU SHOULD HIRE ME AS YOUR REALTOR

1.  I am a Real Estate Professional.  Not all real estate agents are created equal.  As a REALTOR, I am a member of the National Association of REALTORS and adhere to a strict code of ethics of professional behavior.  I do my job better than most but I also continually work to improve.  I know my job well but there is always more to learn and I strive every day to increase my knowledge of my job and the area I work in.

2.  As your advocate, I will make recommendations during the process to help you be sure the home or property you are buying is safe, environmentally sound and priced fairly according to the marketplace.  With a background in construction and remodeling, I can often suggest alternative uses or modifications that will make a property more suitable to your requirements.

3.  Name another profession that works on a contingency basis.  Even attorneys do so only for very high value or profile law suits. I am only compensated once your goals have been met and you have received the end product, your new property, and my compensation usually comes from the seller's proceeds.   Therefore, it is in my best interest to work for you diligently and efficiently and use all of my expertise, time and resources to help you meet your goals.  Since I invest my time and resources, you can understand why I may ask for a contract in the form of a Buyer's Agency Agreement.  Wouldn't you?

4.  I have invaluable experience in market conditions on a neighborhood by neighborhood basis and can advise you of any current trends that might affect conditions and thus, the value of the property you are considering. 

5.  I have access to the inventory in the area and the knowledge and ability to get you to verbalize your requirements and desires, correlate between those and the available inventory and then narrow down the search saving you valuable time in achieving your goals.

6.  I have knowledge of homes often before they get listed in the multiple listing system.  If the answer to your needs and desires does not currently exist on the market, I will stay on top of new entries to make sure you get to any that meets them immediately, often before they become available to the general marketplace.

7.  I understand the complexity of the transaction.  Today, seller's disclosure, environmental and structural reports and other legal documents have turned the home transfer into a potential minefield.  Working with transactions on a regular basis, I understand which points are potentially harmful or beneficial to you.    I have a knowledge of many areas of the transaction including taxes, but I always recommend that you seek additional professional help to understand or resolve any situation particular to your transaction... whether it be a home inspector, accountant, attorney, engineer, appraiser, or a specialist with a particular expertise in home construction or abatement.

8.  I work for you and the transaction.  Does that sound like a conflict of interest?  It isn't!  Buyers and sellers are natural adversaries.  You want to buy for the least price and the seller wants the most.  As a skilled negotiator, it is my role to keep pride or stubbornness from getting in the way of a fair deal for both sides.  Often a very small item can be an obstacle in a very large transaction and it is my role to keep cool and achieve an amicable solution beneficial to achieving your goals.  Once we have found the property that meets your goals and objectives, then you want the transaction to be completed successfully.  So, working for the transaction means I am working for you!

9.  I specialize in Golf course communities.  I am an avid golfer.  I will know what courses offer the amenities you are looking for, what the fees and policies are and which communities will offer you the type of lifestyle you are looking for at the price you want to pay.

10.
